Our fabulous property is ideal for family reunions, holidays, big birthday bashes and special occasions, set in an idyllic setting. The huge property is beautifully furnished and offers excellent facilities whilst still enjoying a homely feel. The house can be rented with the option of either 12 or 15 bedrooms, sleeping up to 33 or 40.

This magnificent property has 3 gorgeous reception rooms, including the delightful Rouge Room, the elegant Panelled Room and the tranquil Eggshell Sitting Room. There’s even a glorious Ballroom with a bar and double doors opening onto the ivy-covered veranda. Rustle up a feast in the fully-equipped farmhouse-style kitchen that comes with a range of appliances, including 2 oven Aga, a 6 burner Rangemaster stove and 2 dishwashers.

A majestic staircase leads to the fantastic bedrooms, from a lavish master suite to a peaceful family room, plus triples, twins, doubles and a lovely single room. On the first floor, there is 1 double room with a king-size bed, 1 family room, 1 triple and 1 twin room, with all enjoying a vintage and eclectic style. The second floor has 7 more bedrooms, whilst the Tower houses 3 bedrooms and a bathroom.

We are a popular destination for stag and hens, offering a unique setting for a memorable getaway. From hot tubs on the veranda to a vibrant casino night, you will not be disappointed.

Kippilaw House is in the ideal location for exploring the area. Visit Traquair House, the oldest inhabited house in Scotland, or visit the ancestral home of 19th Century novelist and poet Sir Walter Scott at Abbotsford.
