When the Chauffeur’s Cottage and Studio are connected via an internal door, they form a spacious 5-bedroom house accommodating up to 10 guests. The property offers ample space and airy interiors, with views overlooking Kinblethmont Gardens and surrounding woodlands. It is perfectly suited for adult groups seeking a retreat from urban life and families looking to gather and explore Kinblethmont estate, nearby beaches, and the attractions of Angus.

The advantage of having two interconnected houses means there are dual amenities, allowing adults to socialise while children enjoy activities like watching DVDs, all in comfort. The house features WiFi (rural connection) and is kept warm with full central heating using biofuels sourced from Kinblethmont estate.

On the ground floor, the entrance via the Chauffeur’s Cottage leads to a vestibule with a storage cupboard and WC. The Chauffeur's Cottage side includes a large kitchen diner equipped with modern conveniences such as a dishwasher and washer/dryer, and a spacious sitting room with a wood-burning stove, comfortable sofas and digital television.

The Studio side offers an additional kitchen, ideal for preparing meals for larger groups, and a contemporary seating area with digital TV and DVD player overlooking Kinblethmont Gardens.

Upstairs on the Chauffeur's Cottage side, there is a large double bedroom (Bedroom 1) with a king-size bed and en-suite bathroom with a shower, along with Bedroom 2 featuring two single beds that can be joined to form a super king-size bed if needed. Bedroom 2 has a private bathroom with a large shower. Bedroom 3 also has two single beds convertible into a super king-size bed and a private bathroom with a bath.

On the Studio side upstairs, Bedroom 4 is a double bedroom with a double bed and an en-suite shower room, while Bedroom 5 offers two single beds convertible into a super king-size bed and an en-suite bathroom with a bath.

Outside, ample parking is available, along with terraces furnished with seating and BBQ facilities, and expansive grassed areas. Kinblethmont estate offers numerous paths for guests to explore, including one leading to a sheltered walled garden with a children’s play area, outdoor table tennis, and various outdoor games, providing ample entertainment for holiday cottage guests. There is also EV Car Charging available onsite.

Arbroath is only 5 miles away and home to a picturesque harbour with a marina, plenty of fish and chip shops and a charming independent cinema. The area has a range of amazing beaches and coastal walks, including the ones at Montrose, St Cyrus and Broughty. You can also visit the ruins of Dunnottar Castle. Attractions to visit include:
