South Farm offers self catering holiday cottages situated on the outskirts of Blackborough near Honiton in Devon with free fishing open all year set in the beautiful Blackdown Hills, an Area of Outstanding Natural Beauty.

The Farm House:

The Farm House with hot tub (10) is a luxuriously appointed 5 bedroom (1 master bedroom with en suite bathroom, TV and hairdryer, two further double bedrooms and two twin bedrooms) 17th Century Devon longhouse with three bathrooms, conservatory, large enclosed garden, outside private luxury hot tub (£50 per visit) double garage and magnificent views from most of the principal rooms and expansive patio. The house is extremely well equipped, boasting a 40” television with Sky, DVD and Stereo player in a huge lounge with large wood burner; a fully equipped cottage style kitchen with large range master cooker, washing machine, dishwasher, fridge/freezer and microwave. The large dining room has an AGA. There is also a mezzanine study area with desk, additional seating TV and wifi broadband connection throughout.

Oak Tree:

Oaktree Cottage (6) is a three bedroom, two bathroom, two storey house with magnificent distant views accessed off a car free central courtyard. Downstairs, there is a fully fitted kitchen with built-in cooker, dishwasher, large fridge freezer, microwave and washer-dryer; a dining area that opens out onto a patio and a twin bedroom with en suite. The lounge has a wood-burning stove to compliment the oil fired central heating and large windows overlooking its garden and views beyond. Upstairs there are two bedrooms, the master bedroom with a TV and hairdryer, having magnificent views and one twin, a Jack and Jill bathroom with fitted shower over the bath.

The Property has its own private and self contained garden with garden furniture, barbecue and the most magnificent views to as far as Exmoor.

Coshes Garden:

Coshes Garden (5) is a single storey, two bedroom cottage retaining beamed ceilings and part stone walls, accessed off a car free central courtyard. Double patio doors open to a lawned garden with magnificent views. The sitting/dining room includes a wood burning stove and fitted open plan kitchen with built-in cooker, dishwasher, washing machine, fridge/freezer and microwave. Coshes has a double bedroom with a TV and hairdryer and a second bedroom with a set of bunk beds and a single bed.

The Property has its own private and self-contained garden with garden furniture, barbecue and the most magnificent views to as far as Exmoor.

Cinders Cottage:

Cinders Cottage (6) is a three bedroom, single storey cottage retaining beamed ceilings and part stone walls accessed off a car free central courtyard. Double patio doors open to lawn and magnificent views. The large sitting/dining room includes a wood burner, a fitted open plan kitchen with built-in cooker, washing machine, dishwasher, fridge/freezer and microwave. Cinders has a double bedroom with a TV and hairdryer, a twin bedroom, both with magnificent views and a small bedroom with full size bunk beds.

The Property has its own private and self contained garden with garden furniture, barbecue and the most magnificent views to as far as Exmoor.

Stable Cottage:

Stable Cottage (6) is a three bedroom single storey cottage, accessed off the car free central courtyard or via a back stable door to a car parking space and to its own garden with magnificent views over farmland and distant woods. The lounge/ diner has a wood burner and is a particularly cosy winter cottage. There is a separate kitchen with cooker, fridge/freezer and microwave. The double bedroom is off the living room and there are 2 further twin bedrooms and bathroom.

Lake Cottage:

Lake Cottage (4) is a small charming cottage with lake views from every window. Ideal for fishermen being only 30 meters from Home Lake, the cottage has a tiled storage entrance with steps down into a fitted open plan kitchen with washing machine, dishwasher, fridge/freezer, cooker, microwave and dining/living room with wood burner. The main bedroom contains a double bed and a further bedroom is accessed from a door off the main bedroom (the bathroom is also accessed from this room) and this has a set of bunk beds.

Carp Lodge:

Carp Lodge (6) is a very spacious, two bedroom wooden lodge with a large kitchen containing a cooker, fridge/freezer, washing machine, dishwasher and microwave. There is a large lounge/dining area. It sleeps 6 in a double room and room with 2 single beds and a set of bunk beds. It has night storage heating, a large covered veranda and lovely views over Home Lake and woodland.

Swallow Cottage:

This comfortable cottage sleeps up to 2 people and comes with a fitted kitchen and a good-sized dining/living room. The cottage is only 50 meters from home lake.

Onsite we have a sauna and a gym.

South Farm holiday cottages are situated in East Devon in the Blackdown Hills which are known locally as the secret hills due to their tranquil setting, we are central to Devon's many tourist attractions, summer and winter, beaches, moors, market towns, Torquay, Dartmouth and the seaside resorts of Lyme Regis, Beer, Sidmouth and Exmouth, all part of the recently designated Jurassic Coast, a World Heritage site.

Apart from coarse fishing in our lakes, strolling our quiet lanes and enjoying the birdsong and peace, we have our own access to adjoining Woodland Trust woods. Within walking distance, there is also the Sheldon Equestrian Centre, Hollies trout fishery and by prior arrangement, we can also arrange a visit to the local milking parlour only a short walk away by footpath. There is also good cycling, along the quiet country lanes.

Or you could take to the skies and after visiting the Memorial Museum at Dunkeswell, launch yourself out of a plane, parachuting, go gliding, learn to fly or drift overhead in a hot air balloon from Exeter.

Honiton, 7 miles away is a delightful Devon market town. Shop at a Farmer's market or the High Street shops that offer the best of Devon food, then browse through the antique shops. Also Visit historical Exeter, the regional capital only 20 minutes drive or bustling Taunton, a little further.

For the adventurous, there is 4x4 driving range, go-karting, hiking or mountain bike riding on our own Blackdowns, Dartmoor or Exmoor and surfing off the golden beaches of North Devon. And don't forget fossil hunting at Charmouth.

All year round Devon hosts Special Events and Festivals many of which are hosted at National Trust houses and gardens. So much to do and so little time!
