Lower Farm is a charming bed and breakfast situated in the heart of Harpley, a picturesque village in North Norfolk. Set within a Georgian farmhouse surrounded by two acres of beautiful gardens, Lower Farm is full of character and period features, offering a tranquil countryside retreat.

We offer three lovely ensuite bedrooms. The Grouse room is traditionally furnished, featuring a luxurious half-tester double bed and an ensuite shower room. The Snipe room can be configured as either a twin or super-king-sized double and comes with an ensuite bath and shower room. Both rooms are spacious and well-appointed, with floor-to-ceiling sash windows providing delightful views over the garden and surrounding countryside. The Covey room is a family-friendly option, featuring a double and a single bed with an ensuite shower room. It is slightly set apart from the main bedrooms, making it ideal for children aged 12 and above. We can accommodate up to six guests at a time to ensure a comfortable and peaceful environment.

Each room includes modern amenities like an LCD TV, free WiFi, tea and coffee-making facilities, a fridge, hairdryer and thoughtful touches such as a mini decanter of something indulgent for a bedtime tipple. To enhance your stay, we provide bathrobes, fluffy towels, hot water bottles and luxury toiletries.

Breakfast is served in the elegant family dining room, where a log fire keeps you warm during winter. Start your morning with fresh fruit, cereals, and yogurt, followed by a full English breakfast tailored to your preferences. Special dietary requests are welcome with prior notice.

Just a short walk away is the popular Rose and Crown pub, where they offer a warm welcome along with delicious food and drinks in a cosy atmosphere. For those who prefer not to walk, we have bicycles available for you and the children, if they fit! For those looking to explore beyond the village, Lower Farm is within easy reach of some of Norfolk’s most popular beaches, including Wells, Holkham, Brancaster and Hunstanton. You’ll also find chic shopping in Holt and Burnham Market, horse racing in Fakenham, birdwatching at Pensthorpe and historic Houghton Hall just half a mile away.
