North Norfolk Sticks is a charming converted Victorian barn situated deep in the North Norfolk countryside, approximately 25 miles north of Norwich. Accessible via a cart track, this secluded retreat is conveniently close to the market towns of Fakenham and Holt and only a few miles from the coast. Perfect for those seeking tranquility away from the hustle and bustle of city life, North Norfolk Sticks offers a green holiday environment with modern amenities. Surrounded by organically farmed land, guests can enjoy miles of walking without ever setting foot on public roads. The area is ideal for walking, cycling, bird watching and general relaxation, providing a peaceful escape in the heart of nature.

The entrance hall is equipped with a coat rack, vacuum cleaner, dresser with books, games, maps, brochures, a croquet set, a washing machine and storage space for pushchairs, with a pushchair provided. It also has a night storage heater. The dining room features a pine table and benches that can seat 8 to 10 people, along with a night storage heater for added comfort. The fully equipped kitchen includes an electric cooker, microwave, sandwich maker, kettle, coffee percolator, fridge/freezer and utensils for 10 people. The sitting room offers a digital flat-screen TV, DVD player, radio, electric fire, 3-piece suite, an extra 2-seater settee, books and a night storage heater. The downstairs bathroom has a bath, shower, washbasin, toilet, and wall heater.

There are three bedrooms, bedroom 1 features a double bed, wardrobe/shelving unit, wash basin, en suite bathroom, and night storage heater. Bedroom 2 contains three single beds, a chest of drawers and a night storage heater. Bedroom 3, located off the stairs, includes a single bed, cot, cupboards, dressing table and night storage heater. Towels and bed linen are provided for all guests.

The barn is situated close to the main house but is completely self-contained within the grounds of the owners’ 17th-century farmhouse. Tenants of the barn have full access to a spacious field, which is over half an acre and perfect for ball games and croquet. A shallow wildlife pond in the field is securely fenced off for safety. The area includes a large summer house, outdoor tables with seating for 10 people, and BBQ facilities provided at no extra cost. There are no restrictions on parking cars, but regrettably, pets cannot be accepted.

Swanton Novers is a tranquil village about a 15-minute drive from the coast. Surrounded by organic meadows and ancient woodlands, it offers a serene retreat. Two hundred acres of the woodland, managed by English Nature, form one of the most important woodland reserves in the country. While entry to this area is restricted, visitors can borrow a free permit to explore it. Birdwatchers will be particularly interested in this reserve, as it hosts one of Britain’s rarest breeding birds, the Honey Buzzard, as a regular summer visitor. Many species of raptors can also be observed here. Public footpaths provide access to other parts of the woodland and the village. The popular town of Holt is just 6 miles away, and Norwich is 21 miles from Swanton Novers.
