Barlings Barn is tucked away in a blissfully peaceful, south-facing spot, offering breathtaking views over a picturesque valley in the rolling hills of Mid Wales. This luxury self-catering country retreat is perfect for celebration holidays with family and friends. With space for up to 30 guests to dine together, it’s set within charming grounds and includes exclusive access to a stunning heated indoor swimming pool, squash court, sauna, pool table, table tennis table and a children's playroom. Outside, you’ll find a wildflower garden complete with a BBQ, firepit, games area, gently flowing streams and waterfalls and 20 acres of private bluebell woodland waiting to be explored.

The large L-shaped lounge (27’x27’) is warm and welcoming, with French doors leading to the dining room on one side and a door on the other side opening to a wisteria and rose-covered verandah, the swimming pool, sauna and games court. It’s a cosy yet spacious room with plenty of comfy sofas, cushions and easy chairs. You can play pool or unwind by the stone fireplace and wood-burning stove, logs are provided free of charge. The lounge is perfect for chatting, playing board games, diving into one of the many books in the Barlings library, knitting with provided wool and needles, or simply relaxing in front of the 43” flat screen TV with SKY+ (including Movies and Sports packages), DVD and video.

The sun-filled kitchen is both spacious and exceptionally well-equipped. It includes two range cookers, two microwaves, four fridge-freezers, a built-in larder, a pine table and Welsh dresser, two dishwashers, washing machine, tumble dryer, multiple toasters and cafetières and an extensive selection of pots, pans, crockery and utensils. French doors open to a patio and a clematis-covered raised deck that straddles a bubbling brook. Whether you're enjoying a sunrise coffee or stargazing with a G&T, the kitchen and deck area offer an inviting space to cook, relax and gather.

To accommodate larger parties, a bright and spacious dining room was added in 2016, adjoining the kitchen extension. Measuring 40 feet long, this lovely sunlit room has large windows with stunning views of the surrounding hills and valley. Your full group of 30 guests can dine comfortably at the expansive table. The room is fully equipped with serving dishes, crockery, cutlery, Welsh dressers, a hostess trolley, wine racks, cocktail shakers and even a vintage Singer treadle sewing machine repurposed as a bar. Soft copper lighting, fairy lights, and French doors leading to a honeysuckle-scented patio make this a romantic and atmospheric space by night.

The Clematis Bedroom, located downstairs, features two single beds and an en-suite shower, washbasin and WC. The Jasmine Bedroom offers a king-size bed with a lacy canopy, beautiful valley views and an en-suite shower, washbasin and WC. The Hydrangea Bedroom is a charming family room with two double beds, a cot and an en-suite bathroom. The Honeysuckle Bedroom includes two single beds, an adjacent bathroom and views of the fields and hills, making it ideal for spotting lambs in the spring.

The Celandine Bedroom features a king-size bed with stunning southerly views and an en-suite bath, washbasin and WC. The Rose Bedroom on the ground floor is wheelchair-friendly with two single beds, an en-suite shower with a removable shower chair, washbasin and WC, complete with roses just outside the window. A separate shower room with WC and washbasin is also available off the lounge.

The Sycamore Bedroom includes twin beds and an adjacent bathroom, while the family bathroom on the landing serves the Sycamore and Honeysuckle rooms. In total, there are seven WCs throughout the Barn, most of which are en-suite. There's also a shower and WC by the swimming pool, so there’s never any waiting for facilities.

Children will love the loft playroom, which includes a dolls house, dollies, a play farm and a TV with DVDs just for them. The verandah, draped in wisteria and roses, offers a peaceful retreat with rocking chairs and shaded tranquility, perfect for watching swallows feed their chicks in the summer. There’s even a rack of wellington boots available for guests to borrow.

Across the courtyard and next to the swimming pool patio is Anna Goat’s Bedroom, a cosy and private room with a king-size bed, lovely views of the field and Barlings wood, especially enchanting during lambing season. This room includes its own lounge and front door leading to a patio near the pool, along with an en-suite bathroom and SKY TV.

Guests have exclusive, free use of all the facilities at Barlings Barn, including the heated indoor swimming pool (maintained at over 80 degrees), sauna, squash court, table tennis, badminton, pool table, BBQ, Wi-Fi, campfire area in the paddock garden and 20 acres of beautiful private woodland. Whether you want to walk, picnic, sunbathe, take in the clean air and spectacular views, or simply relax, Barlings Barn offers a unique and unforgettable country escape.
