Waterfall Farm Holiday Cottages offers excellent self catering accommodation in Swanton Morley near Dereham. We are ideal for a relaxing and tranquil holiday in Norfolk.

Our cottages are converted from 19th Century barns and come with a range of great facilities to suit all your needs. Each cottage includes a washing machine, microwave oven, electric cooker and television with a DVD player. Bed linen and towels are provided and there is a cot and high chair available upon request.

Grebe Cottage (Sleeps 4): This cottage overlooks the patio and meadows, ideal for a peaceful holiday. A spacious lounge and dining area feature an archway and a fully equipped kitchen. The bathroom has a shower over the bath. The cottage is brimming with character and comes with a unique beamed and vaulted ceiling.

Heron Cottage (Sleeps 4): Our cottage enjoys spectacular views over the patio and fields. Bedrooms consist of a double and twin room. A relaxing lounge and dining area is perfect for unwinding in. The well-equipped kitchen comes with a range of appliances and a bathroom is also available.

Swallow Cottage (Sleeps 5): This cottage sleeps 5 in one double, one twin and one single room. Unwind in the lovely lounge and enjoy some home-cooked food around the dining table. The kitchen is well equipped and you can relax in the patio area which boasts fabulous views over the fields.

Teal Cottage: Overlooking the fields beyond, this cottage sleeps 4 in comfort. Exposed brickwork, beams and triple aspect windows add to the charm of Teal Cottage.

Veras Cottage: This generous cottage for two guests, with its beamed and vaulted ceilings, overlooks the garden and the donkeys in the field beyond.

Onsite we have a heated indoor swimming pool, housed in a traditional rustic barn setting. We also have a fun play area with a trampoline, playhouse, sandpit, swings, slide and swingball. Goats, pigs and chickens are onsite and you are welcome to come and see them.
