Spanning over 3,800 square feet across two floors, Pear Tree House comfortably accommodates 12-14 guests, with a thoughtful layout that separates living spaces downstairs from the sleeping quarters above. At its heart, the well-equipped kitchen has a sunny, south-facing aspect with double doors leading to a spacious terrace. The kitchen boasts a four-oven Aga for the colder months, alongside a gas oven, electric oven and five-burner hob, providing everything needed to prepare meals for large groups. The adjacent pantry comes stocked with an array of speciality cooking tools, including a bread maker, ice cream maker, chef’s blow torch and fondue set, as well as plenty of crockery, cutlery, and glassware for entertaining. For coffee lovers, there’s a Nespresso machine and ample cafetières, while the American-style fridge/freezer, microwave and dual dishwashers ensure practicality for longer stays.
Off the kitchen, the bright breakfast room offers a large pine table with seating for nine, perfect for casual morning gatherings. For larger meals, the formal dining room seats up to 14 and exudes an intimate ambiance, complete with a piano, fine glassware and special table settings. Just steps away is a sitting room/TV lounge, furnished with plush sofas, armchairs and bean bags, ideal for family movie nights. Guests will find a wide selection of books and DVDs, a large smart TV and a variety of entertainment options, including a Wii, PlayStation and a karaoke machine with live song streaming. The south-facing conservatory provides a quiet space to relax, with three sofas and views across the Dedham Vale.

The master bedroom, "Phil & Jan’s Room," recently redecorated in mint green and beige, has both southern and northern views, an en-suite bathroom and a cosy reading nook. "Dan’s Room," designed for children, is cheerfully decorated in lemon hues and features two sets of bunk beds, a built-in wardrobe and shelves filled with children’s books. "George’s Room" has a super king zip-and-link bed, which can be separated into two singles, along with a large wardrobe, shower and east-west views that allow for ample natural light. "Benjamin’s Room," with a queen-size bed, is decorated in soft blue and grey tones and enjoys bright morning light from the east-facing windows, complete with ample storage and a private shower. "Jake’s Room" and "Ellie’s Room" each offer a super king zip-and-link bed, with Ellie’s Room enjoying southern views over the garden and pool, along with a private en-suite bathroom. The three well-sized bathrooms, two en-suite, are accessible from the hallway, offering flexibility for guests. For families with young children, Pear Tree House is equipped with a travel cot, highchair and a Stokke Tripp Trapp chair, adding convenience and comfort for families.
In the garden, a spacious 40’x20′ swimming pool with an electric safety cover (open late May/June through September) sits amidst stunning views of the Stour Valley. The pool area features a large terrace with sun beds available in summer and a pool house complete with a kitchen area, fridge, wash basin and toilet, as well as plenty of towels for poolside use. The adjacent dining area includes a large table, brick pizza oven, BBQ and an outdoor shower with hot water. The south and east terraces of the house offer additional seating for 14+ guests, with parasols provided for shade and a fire pit near the kitchen door with blankets and chair liners available for cooler evenings. A ping pong table is also set up on the east terrace, perfect for outdoor fun. Ample parking is available on the drive, ensuring convenience for multiple vehicles.
